Scope beats hope.
Hope is not a scope of work. Write what is included, what is excluded, who supplies it, who installs it, and what happens when it changes.

The low bid has a mouth.
If a bid looks cheap, ask what it did not eat yet: supervision, cleanup, fixtures, engineering, patching, utility work, or realistic labor.

Allowances are tiny budgets with teeth.
Cabinets, tile, plumbing fixtures, lighting, and appliances can quietly blow up a project when assumptions are vague.

A verbal change is a ghost invoice.
Before work changes, write the cost, schedule impact, scope impact, and approval. Then sign it.

The inspector is a quality gate. The real villain is failing to prepare before the inspection.
